Clients were looking to expand their residential investments in Germany in order to capitalise on strong yields and lower costs of funds than in the UK. Their strategy was to build up their portfolio as rapidly as possible and retain the properties until there was a yield shift.
They were in need of a war chest facility ready to be released as and when they came across attractive investment opportunities. We were able to arrange an initial fund allocation of 200 million Euros which allowed them to seek suitable investments and move swiftly to secure them with the knowledge that funds were available. The full due diligence was carried out by the lender for the first drawdown of 19 million Euros enabling the clients to draw further tranches with minimal delay.
After the initial 200 million Euros were drawn, the facility was extended to allow the client to draw a total of 1.1 billion Euros in 18 months.
